You’ve narrowed it to two great choices — the Lavello on Lot 1204 at 13424 Manarola Way, or the Palermo on Lot 1120 at 26163 Malpasso Drive, both on water-view homesites. The two homes in front of you are both single-story, both on the water, and both genuinely buildable around your life — the difference is size and scale. The Lavello (Lot 1204) is the right-sized classic: 2,306 sq. ft. with a dedicated study on a 52′ homesite. The Palermo (Lot 1120) steps up to a 62′ homesite and 2,833 sq. ft. — a bigger great room, a true 3-car garage, and room to spread out when family visits.

The Palermo is the big single-story: a wide-open living space under 10-foot ceilings, a large walk-in pantry, an optional fourth bedroom, and a full 3-car garage — on a wider 62′ homesite on Malpasso Drive. Base price $717,999 plus the Lot 1120 premium of $77,600.
